Why location is still an important factor when you buy in a secure estate

Location, location, location. While this might seem like a cliché when it comes to property, it remains true even in secure estates. Although most of these developments offer a multitude of lifestyle benefits including better security, location should still be top of mind in the search for your dream home.

Amenity access

It stands to reason that properties located in high-demand areas tend to have higher prices. For example, a property in a secure estate development that is located near good schools, shopping centres and other amenities like hospitals and places of worship is likely to be more sought-after than one that is far from any of these amenities.

Alternatively, a secure estate that is located in a peaceful rural area but has its own school, wellness centre and sports facilities, for example, is likely to attract more potential buyers than one which does not offer these amenities. Other things for buyers to keep in mind are convenient access to major roads, the potential for traffic congestion when commuting to work or school and given the current energy situation in SA, whether the estate has an alternative electricity generation system and its own emergency water supply. 

Quality of life

Living in a secure estate that has a range of amenities within its own boundaries will no doubt improve your quality of life. 

However, if your estate is located in an area with a lot of parks, trails, or other outdoor spaces, you will also have more opportunities to engage in physical activity and enjoy the outdoors. Similarly, if it is located in an area with a vibrant arts and culture scene, you will have more opportunities to attend concerts, plays, and other events.

Safety matters

If there is one thing us South Africans can relate to, it is the need to live in an environment that provides safety and security. This is especially important for those with families or planning to start one.

Crime rates can vary significantly between different areas, and it is important to choose a location that is as safe and secure as possible while still meeting your budgetary requirements. Even though a secure estate development can offer additional security measures, such as gates, guards, access control and CCTV cameras, the overall safety of the surrounding area must still be factored into the buying decision.

Investment potential

Additionally, many estates are developed in areas with strong economic growth. And those secure estates that show potential for future development may also be more valuable than ones that have reached their capacity for expansion.
