Market review: Newlands, Cape Town

Great news for homeowners in the Cape Town legacy suburb of Newlands is that the local Chas Everitt team have just sold a property there for the highest price achieved since 2019.

The property is a gracious five-bedroom home on the banks of the Cannon River in Newlands Village that offers beautiful mountain views, excellent security and many modern features.

One of the main drivers of this demand is the continued semigration of affluent individuals and families to Cape Town from Gauteng, KZN and other regions, which is also underpinning prices as the supply of homes for sale declines.

Newlands is favourite among such buyers for several reasons, not least its picturesque location at the base of Table Mountain and bordering the lush Newlands Forest and Kirstenbosch Botanical Gardens. 

The suburb, which incorporates all of the Fernwood Estate, Hiddingh Estate, Newlands Village, Pinewood and Vineyard Hotel areas, also offers residents easy access to the Cape Town CBD and Atlantic Seaboard, as well as False Bay and the Northern Suburbs. 

Good schools, the University of Cape Town, upmarket shops, top-notch restaurants and excellent medical and dental facilities are also all within easy reach, and Newlands also offers a wide range of property types, from sectional title apartments and townhouses to large family homes and luxury estate homes.

Top local schools include the SACS and Sans Souci junior and high schools, and shopping venues in Newlands include the Dean Street Arcade and the Newlands Quarter, while Cavendish Square is just a few minutes' drive away in Claremont.
