Why families love secure estates

For many South Africans, the peace of mind that living in a secure residential estate brings cannot be ignored. So, it hardly comes as a surprise that secure estate living is one of the country's fastest-growing luxury property trends.

"One of the key reasons why families love secure estates is the safety and security aspect. From access-controlled gates staffed by security teams to rapid response vehicles and regular patrols, estate living is a boon for the security conscious," says Berry Everitt, CEO of the Chas Everitt International property group.  "Let's also not forget about the benefits of perimeter walls and security cameras to provide as safe an environment as possible in which to raise a family."

Communal fun

There are also many other lifestyle benefits to recommend a purchase in a secure estate. Some of the biggest estates in South Africa provide everything from shopping centres, schools, office complexes and fitness and wellness facilities all within their own boundaries.

Golf estates of course have their own courses while equestrian estates provide access to stables and paddocks. And whether you're looking for communal swimming pools or running tracks, wildlife to watch or vineyards to stroll through, you're truly spoilt for choice given the sheer diversity of secure residential estates on offer in SA.

Estate living is also a wonderful way to become part of a community. Some even liken it to being in a small village. You can get to know your neighbours, have communal get-togethers, and let your kids play in the street - just like the old days!

Investing for the future

There's also no arguing with the investment value that comes from living in a secure residential estate. A property in a secure estate usually has a higher value than a similar home in a traditional suburb. The security, shared amenities, and beautiful communal spaces ensure that many people are willing to pay a premium to live in an estate. And if their family situation should change, for instance when their children leave home their thoughts turn to a retirement village, they will have a high return on investment if they want to sell.

Another financial reason that makes estate living appealing is the low living costs. The upkeep of communal areas, roadways, security provisions and amenities are shared, while access to those amenities usually requires no membership fees. Insurers also typically reduce vehicle and household premiums for customers living in estates.
