Top Hout Bay Agency Converts to Chas Everitt International Brand

After 27 years as an independent operation, leading Hout Bay estate agency RattleWalton Properties has just become the newest franchise in the Chas Everitt International property group and owners Jenny Langton and Greg Walton are now recruiting experienced, qualified agents to join their sales team.

An “institution” in the local real estate market, their agency was established in 1988 by David, Anne and Martin Rattle, and renamed RattleWalton Properties when Greg came on board in 1997. David and Anne then moved on and Jenny became part of the management team in 2003.

Responsible for marketing many of the new developments that took place during the expansion of Hout Bay, it commands a significant market share, “but we had for some time been thinking of making a change and expanding our reach,” says Jenny. “Then we met the team from Chas Everitt International and were so impressed by their professionalism and passion that we took an immediate decision to convert to a franchise.

“And that decision has been absolutely validated for us by the positive reaction we have had to the change, especially from our loyal long-term clients, all of whom have expressed support for the new brand and our decision to be part of a national group.”

One of the most exciting aspects of the change, Greg says, is the access to the full spectrum of marketing platforms offered by Chas Everitt International, including access to the Leading Real Estate Companies of the World® (LeadingRE) network.

Recently invited to join LeadingRE, Chas Everitt International is already also participating in its luxury real estate programme, Luxury Portfolio International®, which showcases top-end homes to more than three-million high net worth individuals around the world and achieves more than US$44-billion worth of sales a year.

“This programme gives us access to award-winning online channels such as www.luxuryportfolio.com and hugely influential publications such as the Wall Street Journal,” he notes, “and will enable us to show off the exceptional properties available here - and the unique Hout Bay lifestyle - to a truly global audience of potential buyers.”

As it is, they say, that relaxed lifestyle is already attracting more buyers from other parts of SA, as well as expats currently working abroad but planning to return and investors from other African countries.

“Hout Bay has always been an extremely desirable destination, boasting spectacular mountain and sea views,” says Jenny. “And it is now not the somewhat isolated enclave it used to be. Residents enjoy proximity to excellent schools, shops, restaurants and medical facilities and we are now also on the MyCiti rapid bus transit network, which enables quick, economical and hassle-free access to the Cape Town CBD or the suburbs along the Western Seaboard.”

In addition, says Greg, Hout Bay has a healthy range of properties for sale, including apartments and homes in retirement villages, with the highest demand at the moment being for family homes in security estates such as Beach Estate, Baviaanskloof Estate and the Kleinleeukoppie Private Estate. “Three and four-bedroom homes in these estates are currently selling well at prices ranging from about R3,3m to about R5,3m, and we have a list of buyers waiting for just the right property to come along.

“In fact, business is so brisk that we urgently need to expand our sales team. We are especially looking for agents who hold an NQF4 qualification and have sales or rental experience in the Hout Bay Valley or Llandudno.”
