What is a pet-friendly estate?
In South Africa, a "pet-friendly" estate typically refers to a residential estate or new development that allows residents to keep pets on their premises in the estate. This means that residents are permitted to own and keep pets such as dogs, cats, birds, fish or other small animals in their homes within the estate.

The popularity of pet-friendly estates
The stats show that properties within pet-friendly estates sell faster than those without pets and are in the main more popular. Some reports even suggest that homes in pet-friendly estates are slightly more expensive due to the increased demand.

Rules and regulations regarding pets
It's important to note that each pet-friendly estate may have its own specific rules and regulations regarding pet ownership. These rules can include restrictions on the number, size and breed of pets allowed, as well as requirements for pet owners to clean up after their pets, keep them on leashes in common areas and ensure that they are well-behaved and don't disturb other residents.

Commonly allowed pets:

  1. Dogs: These are often allowed, but with limitations. There might be restrictions on breed size, type or number of dogs per unit.
  2. Cats: They're generally permitted, but with limitations on the number of cats allowed per unit.

Pets that are sometimes not allowed:

  1. Exotic pets: Estates might not allow exotic animals like reptiles, rodents, birds with specific needs or certain fish that require complex setups.
  2. Large animals: Estates might restrict the size or weight of pets. This is for safety reasons and to avoid damage to common areas.
  3. Dangerous breeds: Some estates might have a list of dog breeds considered dangerous and prohibited due to safety concerns.

Factors to consider
Creating a happy and harmonious living environment is crucial for you, your pet and your neighbours.

1) Have enough space
Pets need room to roam, play and explore.  Living on the 3rd floor or in a unit without its own garden might limit their exercise and overall well-being.

2) Create boundaries
Pet-friendly estates often prioritise features like secure fencing, keeping your pet safe and preventing them from wandering on to other properties.

3) Communicate with your neighbours
Be a considerate resident and discuss any concerns with your neighbours about potential interactions between your pets.

4) Don't let the pet become a nuisance
A dog barking or a cat meowing can sometimes disturb neighbours. Train and monitor your pets so that they don't affect your neighbours' routines and noise sensitivities.

5) Tag your pet
Always ensure your pet is properly tagged for identification in case it does manage to slip out.

Review the estate's policy before moving in
If you are considering moving to or living in a pet-friendly estate in South Africa, it's a good idea to carefully review the estate's pet policy to ensure that you understand and can comply with all the rules related to pet ownership in that particular community.
