Oudtshoorn Now a Favourite for Semigrants

Nearly 70% of all homes sold in Oudtshoorn in the past year were bought by upcountry buyers who had decided to settle their families in this charming country town and commute weekly to their offices in bigger centres.
 
That’s the word from Antoinette du Toit, co-owner of the local Chas Everitt International franchise, who notes that most of those who chose to “semigrate” in this way were from Gauteng, Mpumalanga and North West Province.
 
"Property buyers who settle their families here are mainly drawn by the safe, rural lifestyle – and the beautiful surrounding countryside seals the deal for many buyers who have considered other small towns.
 
“In addition, we have excellent schools and a strong sense of community, and Oudtshoorn is just a 40-minute drive from the airport at George, which is a strong practical consideration as there are regular flights from there to all the main cities in SA,” she says.
 
Prospective buyers also have a wide choice of properties in various price ranges, from period Karoo homes to comfortable townhouses and more modern family homes.
 
Older period Oudtshoorn homes are currently selling from around R400 000, although they often need renovations that can push the actual cost up to around R600 000, and are not really suitable for commuters, who typically prefer larger, more modern and less time-consuming homes priced at between R1m and R1,5m,” says Du Toit.
 
“Older homes are an option, though, for people who are relocating to open businesses here or who plan to work from home. Originally built by farmers as weekend town houses, these homes offer an old-world charm, with Oregon floors, exposed roof beams and wrap-around verandas to keep them cool in summer, and renovated versions currently sell at prices between R700 000 and R800 000.”
 
Meanwhile, first-time buyers have emerged as the strongest contingent of local buyers, she says. “Young, economically empowered people employed in the state sector are increasingly active in the market, and they typically target small starter units prices at less than R600 000.
 
“Townhouses priced from around R550 000 are now particularly sought-after by this group – and by local retirees - due to their relatively low maintenance requirements.”
