Chas Everitt International continues to expand on the KZN South Coast and now has a new team serving property buyers and sellers in the Port Shepstone to Margate area.
This team is under the leadership of experienced agent Nastassia Goberdan, who says sales in this area have climbed steadily over the past year, with a large number of first-time buyers coming into the market and many people relocating permanently from other parts of the country rather than just buying holiday homes.
"This area offers a great lifestyle and climate, and excellent value for money when compared to other coastal locations, and buyers also like the fact that it has upscale shopping malls, excellent schools and top-class medical and recreation facilities all within easy reach of their homes. Of course, the fact that many homes here are within walking distance of a beautiful beach is also a big plus factor."
In addition, the South Coast offers a wide variety of properties to suit different budgets and lifestyles, at prices from R500 000 to around R3m and more. "Generally, the closer to the sea, the higher the price will be, although buyers will of course also pay more for properties in other good locations with ocean views," she says.
"But there really is a home for everyone here. Our most recent sales, for example, range from a two-bedroom, two-bathroom, single garage apartment in St Michaels-on-Sea that has partial sea views and is walking distance to the main beach that sold for R690 000, to a three-bedroom, fully-furnished ground-floor apartment in Shelly Beach that has direct access to the beach that sold for R1,8m.
"We also recently sold a three-bedroom house in Marburg for R780 000, a three-bedroom townhouse with double garage and private garden in Umtentweni for R980 000 and three-bedroom house with double garage in St Michaels-on-Sea for R1,4m."
First-time buyers in the area tend to prefer sectional title apartments and townhouses, Nastassia says, while repeat buyers and families who are relocating from elsewhere in SA tend to prefer freehold houses with gardens or a home in one of the area's lifestyle or golf estates. There are also several retirement villages on the South Coast and for those who wish to build new homes, there are also vacant stands, ranging in size from around 700sqm to 2000sqm.
"Most holiday-home buyers and buy-to-let investors also prefer lock-up-and-go properties such as apartments or townhouses, and we have a selection of very attractive apartments for sale on the seafront as well as townhouses in quiet, well- established residential areas that offer easy access to main roads and all amenities.
"Our buyers usually start out focused on Port Shepstone or Margate, but once they start to really explore the area they often realise that there are also stunning homes available in the smaller towns such Hibberdene, Umtentweni, Shelly Beach, Uvongo and Ramsgate."
