It is estimated that between 400 and 500 million people worldwide now hold much of their wealth in digital assets. And it is no longer used only for futuristic investments; crypto today is an accepted method of payment for everything from groceries and household goods to travel, entertainment, and even international trade.
It is also increasingly becoming a practical tool for real estate purchases, especially across borders, where obtaining a mortgage can be extremely difficult for foreign buyers. Our cryptocurrency property-purchase service is offered in association with a fully licensed financial services provider (FSP) that is uniquely authorised by the Financial Sector Conduct Authority to facilitate crypto-to-property transactions.
The good news about this is that neither the buyer nor property seller needs to be a crypto expert, or worry about the legality or safety of these transactions. Together with the FSP, we will manage the technical, financial and compliance requirements from start to finish.
This is how it works:
*As a buyer, you choose a property and make an Offer to Purchase, just as you would with any cash or bond transaction. The sale agreement will record the deal as a cash transaction, because the seller will ultimately be paid in Rand (ZAR), even if you pay in crypto.
*Your Chas Everitt agent submits your details and the signed Offer to Purchase to the FSP, along with completed Know Your Customer or Know Your Business checks which are compulsory for all financial transactions of this nature.
*You will then be provided with a secure crypto wallet address and a date, time and transfer window. This is crucial because cryptocurrency values fluctuate. For the seller’s protection, the FSP will take on the volatility risk during this window to ensure that they receive the full purchase price that was agreed in ZAR.
*You transfer your cryptocurrency, the FSP converts it to ZAR and pays the conveyancer directly. The amount transferred can include the transfer duty and transfer attorney fees as well as the property purchase price.
*The conveyancer then proceeds as with any cash sale, and the property transfer is lodged at the Deeds Office. SA property law requires the final payment to be in ZAR before transfer can take place.
But what if the seller would like their sale proceeds in cryptocurrency? Our FSP can easily convert the ZAR back into any approved digital asset and pay the seller accordingly. Sellers get the security of a guaranteed Rand value, plus the option to hold or reinvest in crypto as they choose.
In short, this service means that sellers receive their proceeds exactly as they would in a traditional property sale, while buyers enjoy the freedom to convert digital wealth into real estate.
And for our international buyers, it is even more valuable, as it avoids any difficulty associated with obtaining a mortgage as a foreigner. Using our crypto facility, they can move their own funds seamlessly, legally and efficiently to easily purchase beautiful properties in SA.
